No guests in listings

I’m not new to Airbnb but I have not had any guests this month and I’m wondering why can someone help me understand if I’ve done something or not done something with my account

Tough times right now for many Hosts. Too many Airbnbs and not enough guests and economy issues resulting in much lower occupancy rates for many Hosts. Time to "get out the big guns" so to speak to combat the slow bookings.  I did look at one listing..."East Barn."

 

2Night Minimum Stay

You have a 2 night minimum. In slow season we accept midweek one night stays (you'll appear more often in search results). We keep our weekends (Fri/Sat) as 2 night stays. We have higher prices for Fri/Sat and those get booked first anyway. This of course depends on your cleaning schedules and ability to handle one-night stays. 

 

Extra Guest Fees

You advertise for 4 guests, but I noticed you have an extra guest fee after the 3rd guest? "Fees" have received alot of bad press lately and potential guests may choose your competition that doesn't have extra guest fees. I would remove the extra guest fee. You could always add it back in when things pick up, but I strongly suggest just not having extra guests fees (especially since you advertise 4 guests).

 

Security Deposit

You must be using a PMS, as I see the security deposit notice when someone is trying to book. This is another "red flag" for any potential guests; especially if a competitor doesn't charge a security deposit.

 

Not Using Instant Book

I totally get why you don't use Instant Book. I'm sure as a seasoned Host you are aware that guests who have to request to book, rather than instant book, may simply go on to the next listing. It's a balancing act and I understand if you don't want to use Instant Book for security and safety reasons, but it does put you at a disadvantage to a competitor who does allow Instant Book.

 

Custom Promotions & Discounts

I would try using discounts and custom promotions. However, another Host has complained the custom promotions are causing her listing to disappear from search results 😡....you can't win sometimes. You might try length of stay discounts (3/4/5 nights), or offer a discount to a booked guest for an open day before or after their reservation to help fill your calendar. Mention your discounts in your short description so guests can see it if they click into your listing.

 

I hope things pick up for you. Just seems like it's very sloooowww right now for sure.  Let us know how it goes. 😊

- There might be low demand in your area or too much competition. Research the market demand in your area. During low seasons, consider targeting different types of travelers, such as business travelers or families, depending on what your property offers.
