Hi @Clair2814
I looked for your listing. It came up in 4th position for the weekend of 8 to 10 May, 6 guests.
Your reviews are great, which is why the algorithm places you high up, but unfortunately competitors seem to have dropped their prices lower than yours. You can take a look - some 3-bedroom listings are charging substantially less, but I think you only need to compare yourself to the 3-bedroom listings in the central town / walkable area. They're only somewhat cheaper, so maybe you don't have to give very deep discount.
The listings on my first page that charged more that you, were all ones with more bedrooms.
Of course quality justifies why all listings aren't priced the same, but it can be hard to get booked on Airbnb when there are many cheaper options. The algorithm is really sensitive to price. At the moment it's keeping you reasonably visible due to your ratings, but it's possible that the cheaper ones are getting booked first. Also, you need to keep momentum, so I would lower the price a bit to keep the Airbnb wheel turning.
If you feel people should be more willing to pay up for a weekend in Prince Albert, I totally agree 😀
