Not getting clients

Have noticed unlike my neighbors it takes long before I get a client booking my premises is this normal

Newbie here-- but as I see it, there are many factors that effect bookings.

 

1. Pricing-- are you competitive with similar properties in your area. You don't want to price too low (folks will wonder why) nor too high (they won't want to pay, or they'll expect spectacular). If you are new, AirBnB suggests a discount of 10-20% for your first 3 bookings to bring in     clients. 

2. Seasonality-- are you still not booked during high season-- dig a little deeper as to why that may be.

3. Amenities-- highlight unique amenities that no one else or very few people have

4. Photos-- a few photos highlighting the major features-- your first foto should be what draws people to your place-- lakeview, out door activity, etc.  If possible include people enjoying themselves-- at an outdoor bar,  balcony, etc.

It's pricing and 5 star reviews.  When starting off you need to open with a special discount.  Getting those reviews is most important.  Should be no need for special discounts in highest season.
