The best way to do this is to have multiple listings for the same property. Be advised though, you need the ability to lock off bedrooms/bathrooms and have a good process for keeping track of all that. You should clearly note in the description what rooms are available for each listing and make it clear the other bedrooms (or bathrooms) will be locked and not accessible for the "child" listings:
"Parent" Listing with all 4 bedrooms (8) people
"Child A" Listing with 3 bedrooms for (6) people
"Child B" Listing with 2 bedrooms (4 people)

Sync Calendars Properly
Be sure to sync the calendars properly or you will end up with double bookings. You might test the sync out by using Request to book at first. Some Hosts have had trouble syncing correctly and have ended up with double bookings.

Turn On Professional Tools
Turn on Pro Tools on your account and use the multicalendar to track your listings...it's much easier. The multicalendar cannot be seen on the App...only on a desktop/laptop computer.

Only Reservations Sync & Block
Be advised that only reservations will sync the listings (block correctly). If you want to use the listing for personal use, or if you are using a direct booking website, you'll have to manually block all three listings. This is intentional, as many Hosts will block the smaller, "Child" listings on weekends and holidays in order to get the larger "Parent" listing booked. If not booked, then they will open up the smaller listings manually. Type multiple listings in the search the community box to see multiple threads on this topic.
