Our calendar and how to improve bookings

Hi all

Very new to Airbnb (started April this year)

Trying to improve bookings via Airbnb particularly

Stats: 8 Airbnb bookings (All excellent reviews)

            32 Booking.com bookings (9.6% reviews)

            2 VRBO bookings (All excellent reviews)

           Around 70 bednights booked in total

            Listing:

            Cannot offer kitchen

            Pets are a problem (Our dog not happy with other dogs)

            We do not take children under 12

           Pricing:

           Competitive with other local Airbnbs that can take up to 4 adults

Okay you have reviewed your price and competitive.  Is your product offered competitive?  What amenities are your competitors offering?  You mention no kitchen is that something others offer?   Because you just have to think outside the box, you have a big living room, set up a little section with a storage cabinet, a mini fridge, a microwave and a coffee maker.  Paper products and you can  buy nice wood tv tables and instant dining spaces haha.

See what compared to your competitors you are weak and try to solve what Guests think is important but sometimes we just don't realize.
