Hello all! I am looking for any recommendations for full service pro managers in the Poconos or general PA area. Thanks!

I am listed as a "no pet" AIRBNB. I have been asked if I will allow pets. I am looking for a policy that maybe another host has regarding animals. I wouldn't mind if someone brings a pet, I just want to be covered in the event they ruin furniture or require me to have the carpeting cleaned. I was think about charging a separate deposit which I will fully refund after the guest checks out and nothing is destroyed. Anyone doing something similar?

Hi @Michael7767
There is alot of discussion on pet policies on the CC, as it always seems to be an issue. Below is another thread:
Many hosts are starting to allow pets to encourage more bookings. It's hard to know if it actually helps, as there is no "accepts pets" filter when guests are searching listings. Guests have to manually search each listing to see if pets are mentioned in the description, Amenities, or under House Rules. Many suggest putting "Pet Friendly" in your title or first few sentences of your description.
Each property is very different and a Pet Policy that works for one will not work for another. Typically, I see things such as:
We always send a Welcome message and confirm the number of guests and pets in that message. Add “number of pets” in Quick Replies and Scheduled Messages for guests. This is a reminder to guests how many pets they have listed on reservation and if they are bringing additional pets, they need to notify you
Inevitably, someone will try to sneak in extra pets. Security cameras are your best friend if need be. Some hosts provide food/water bowls, treats, poo bags and pooper scooper to help avoid issues.
CAUTION: Never refer to a service animal as a pet in ANY communication with a guest. This Airbnb Help Article discusses more tips:

Hi @Michael7767 ! Have you found any good suggestions yet regarding your question? I've found this on the Resource Center about pet fees and expanded protection: https://www.airbnb.com/resources/hosting-homes/a/what-you-need-to-know-about-hosting-pets-463

Hi @Michael7767 ,
Sharing what I have on my House Rules:
While we strive to provide a comfortable environment for all our guests, including our beloved furbabies, we kindly ask that you follow a few simple guidelines:
1. Our home is only suitable for small to medium-sized pets.
2. To ensure cleanliness, we request that your pet wear a diaper and remain leashed at all times during your stay.
3. As pet owners, we're sure you understand that little accidents can happen. Should there be a "diaper malfunction", please clean up after your pet immediately.
4. To ensure the safety of your pet and others, pets must always be under the careful supervision of their owner or a responsible caregiver.
5. Our home is your home during your stay. However, any damage to the property, such as, but not limited to, stains, scratches, or broken items, will be billed to your Airbnb account.
In order to maintain a clean and safe environment for all, we also request that:
6. Pets are not left unattended for extended periods, to avoid any potential noise disturbance.
7. Pets are not allowed on beds or furniture to maintain cleanliness for all guests.
8. For health and hygiene reasons, please note that pets are not allowed to swim in the pool.
Thank you for your understanding and cooperation. We look forward to making your stay, and that of your pet, as comfortable and enjoyable as possible!
Thank you, that is great!
