Please critique/advise on my listing

I'm new to this "game" and would appreciate some feedback/comments/critiques on my new listing: 1385697002247131167

Hi All,

 

Thanks a lot for all the suggestions and taking time to review my listing! I really appreciate it!

Since I went life I delisted that specific ad ID as I decided to go through Holidu to make the management a bit easier.

The new listing ID is: https://www.airbnb.com/rooms/1465253236988869756 

 

@Linda4499 I did have couple of pictures of the living room and the kitchen - maybe they got dropped for some reason. No idea. But thank you for pointing that out as I didn't notice they were missing!!

 

@Ann8 yep... something strange has happened there. ^^

 

@Linda4499 another good point (with the top/floor, mobility issues)! I'll add a picture of the staircase so people will know what to expect.

 

@Bhumika Yes! I will (or rather I did modify the listing).

 

P.S.

I know the apartment is still missing bunch of things (I want to make it more "homey" for example); So I'm planning to add bunch of decorations, replace some furniture (the single bed in the living room with a corner sofa, get rid of the two recliners, replace that huge 65inch TV (who needs that on vacations anyways 🙂 ), replace that stacked shelves etc. Once I do that I have a photographer arranged as well to take some proper pictures.

But that's in September when I'm there.

Hi @Marcin132 … If you aren’t there, could someone you know, even a nice guest or the cleaning crew,  take a picture of the kitchen, eating area and living space? Send them to you and then you can add them to your listing.. 😊

Hi @Marcin132 - I read the ChatGPT description and it says “one-bedroom apartment,” but your interior photos depict a bedroom and a bathroom.  Clarify the description to manage guests’ expectations.

LOVE the area and what parts of the space you show. No pictures of the living room space or kitchen. People want to know where they can relax and gather, eat, cook? Second floor walk up? Sayin “Top floor” might keep people with mobility issues from booking.. 

Rename it to catch attention?

How did you come up with the idea of managing the listing through Holidu? Is there a specific reason that made you re-consider adding the listing from your own Airbnb account?

Hey @Bhumika ,

 

There was few reasons I went that direction:

 

1. Visibility across many distribution channels without the need of creating individual accounts on each of them,

 

2. Ease of management - I update everything on one platform and it gets populated across all of them (calendar (obviously), pictures, prices etc.)

I did only Booking and AirBnB for a VERY short period of time and it already was a little bit of a pain to update and match the prices between the two.

 

Those are the main reasons. Additional, and more of a personal one:

 

3. The person that will be doing cleaning, check-ins etc. has her own place listed through Holidu as well and this makes things that much easier. I just granted her visibility to my calendar and she has it all in one place. Makes life easier for her and for me as it removes bunch of admin and re-synch stuff between us.

 

Hope it was a good decision in the long run, but so far I'm quite happy with them and the support they provide.

How did you come across this management service, was it through a referral or you had researched about it earlier?

I knew about it from the person in point 3 in my earlier post. I, of course read fair amount before contacting them that I might be interested.

They take their cut (of course), and there is one time property registration fee (which was cut in half for me as I said I’m coming as reference from her. I now have the referral link as well if someone is interested (hope I’m not breaking any rules here 🙂)).

You can also drop them at any point, so I’ll figured I’ll give them a go and if they suck I’ll do just that. They also do a bit extra compared to, for example, Booking (I haven’t tried other platforms so can comment on that).
