I hope you are well. Your listing is to die for. Everything is well put together especially the appearance side to it.
Just one recommendation, the cancellation policy. It doesn't give a Guest looking for a place to stay enough time in case any issue arises. That's all from me.
@Eily43 I wonder if ยฃ694/night for a week in May is competitive? Especially when 2 of the 10 people would need to sleep on a sofa bed.

I may reduce it slightly for May but do want to keep it fairly high - my โtheoryโ is that it might be looked after better but what do I know! ๐ต
@Eily43 It might indeed be looked after better or....it might not book at all. No one knows your local market better than you.
A natural nomenclature with listings as yours (10 guests-4 bedrooms-5 beds-2 bathrooms), may be better served to list only 8 guests, (but add the wording 'up to 10 based on group composition'), in this way they will ask more questions before booking.

I really appreciate the time you & others take to do this.
I have the โFirmโ cancellation policy checked on my listing which gives a 48 hour window for cancellation.
is that not enough do you think? Is here a better option?
