Posted this new listing in early September. I have a total of 6 bookings. But it is October 2nd and I haven’t had an additional booking for 10 days. I am concerned about 

1) photos

2) listing title

3) listing description

4) house rules

Entire house is in a suburb of Tulsa. Beautiful lot and neighbourhood. I took off all fees.  Using instant booking. Allow pets. I am open to any and all suggestions.

@Lyn7933  I strongly suggest that you lower your guest count. Take the twin bed out of the master bedroom. There's another room that was labeled something like Living/Master combo? As a guest and an adult, I don't want to share a master bedroom, nor do I want an extra bed in there.  I don't recommend cramming beds in all over the house so you can fit more guests. I also didn't see a dining area that could accommodate 10 guests? A higher guest capacity isn't always better. 

 

A stay for 8 guests and two pets is $192/night. That's under $25 per guest. A campground would charge more. You'll attract the wrong crowd at that price. And people too cheap to board their pets. 

 

I'd reiterate your house rules. Right now they are listed under Things To Know- which is the correct place, but not at all visible. You can copy and paste those into the narrative description about your place. Guests do not read carefully, so it's important to reiterate the rules wherever you can.  Perhaps also some rules about youngsters in the top bunks? Hard to enforce, but in writing if anything happens. 

 

You don't seem to be charging for pets? You should. There's extra cleaning involved, and so many other issues with taking pets. 

 

Lowering prices is not always the best way to go, as it attracts undesirable guests. I'd rethink your guest capacity, as well as your price and pet fees. Pics look good.
