Price for AirBnb in Strand - Entire Home 150m from Beach

Hi everyone - I'm greatly honored to be here. May I ask if R1200 per night for entire home 150m from beach - 4 guests, 2 bedrooms are a reasonable price in season?

I was a bit concerned about R1 200 per night being too low for an entire house in December in Strand, but when I go to your listing and put in your minimum stay of 2 nights it gives me a total cost of R5 300 (including the Airbnb fee). A total cost of R5 300 for 2 nights may not be too low.

 

Most families from the interior coming down for a beach holiday would already have booked for December. Strand can get quite festive - I worry that at this late stage you may be at increased risk of attracting people who are only looking for a cheap last-minute party place if your price is too low. You don't want a situation where 10 guests chip in their annual bonus payments to book a 4-person house near the beach for 2 nights, with just enough money left over for alcohol. I know I paint a dreadful worst-case scenario, but you have to keep these in mind too 😀

At the moment your place comes up on page 1 when I search for Strand, 4 guests. There are cheaper places showing up and that may count against you getting booked up quickly so late in the game. But if I were you, I wouldn't make it cheaper at this point - you're showing up just fine in search results, so there's no benefit in lowering the price for that. If you consider lowering the nightly price at all to get booked, perhaps at the same time increase the minimum stay a bit. Especially keep an eye on 31 December, which is a party-prone time and presently has only a 2-night minimum stay, 150 meters from the beach.

What brilliant feedback @Shelley159 , I cannot thank you enough. I've upped the price to R2500 per night, because everyone tells me that R1200 is too low and will attract party goers.
