Scam alert! How can I make sure a listing is real?

This will be my first time using Airbnb so I'm a bit weary about listings being fake.

 

What can I do to make sure a listing is real and not a scam?

 

What should I be looking out for?

Here are a few things you can do to make sure the listing is real:

 

(1) Look at the reviews and make sure they seem to talk about the same place you are booking

(2) If the listing says anything about contacting the host outside of Airbnb before booking, DO NOT - this is a well-known scam.

(3) Look at the listing - if it seems "too good to be true" (aka luxurious penthouse for a super low rate) it probably is!

I think this one is a scam. The price is zero ($0.00), no available dates, it's not searchable in the area, and the listing mentions several caveats that are in violation of AirBNB policy. Host asking for ID to run background checks, outright excluding people age 12 and under....  Yet it was actively being promoted very recently.

Zero reviews and seems way cheaper than comparable listings in the area. Any way to figure out if this is legit?

Can someone look at this listing and let me know if it looks like a fake, the photos have a pretzel on it and one a rental agency insignia and there are no reviews.  The host did respond when I emailed and said it is a brand new listing.  Should I believe it or go with another one?  I am traveling with my family and don't want to be caught without a place when we arrive.

What are we thinking of this one? Superhost, but this newer Airbnb only has 1 review that seems a little sketchy, and some of the pictures look like they may be virtually staged:
