I am struggling to get the answer on how to do the following - and it obviously must be able to be done!

I want to be able to have my current rates, cleaning and extra guest fee as is till December 2023, then season rates change for rates, cleaning fee and extra guest fee, then 2024 rates again different for all...

Hmmmm....I don't believe there is any way to change your cleaning fee, extra guest fee (other fees) automatically by dates. Think the only way to do this is block your calendar for the dates you want to change your fees. Then when ready, change the fees and unblock calendar. The down side to this is, it may effect your search rank, as you are narrowing your calendar availability. The Airbnb algorithm uses calendar availability as a factor when determining search rank results. It would mean if guests want to book far in advance, they can't since your calendar is blocked.

 

I would just keep your extra guest/cleaning fees the same year round and just modify your price per night to accomodate the fee difference seasonally. That way you're not being hurt by blocking your calendar?  Rates can easily be changed, either manually using the standard calendar, or by using Pro Tools and Rule Sets. Using Pro Tools, Rule Sets and the Multicalendar might really help you, since you have 3 listings. You can make seasonal changes on all 3 listings at the same time using the multicalendar. Pro Tools was especially designed for hosts with multiple listings. However, you can use Pro Tools even if you have only one listing.

Many thanks @Joan2709 , I have tried so many ways but agree I don't think (unfortunately) it is possible - but it really should be.
I am able to set up rules and or manually change dates - down side is once manually changed they never revert back to a global base rate change.
It really is something Airbnb should look into enabling as this is hospitality and rates will fluctuate annually or seasonally. I am not a fan of smart pricing which i understand would fluctuate but not in a way we control.

@Janet1370 I think the way to do this is to close down the calendar that you operate under to only three months with a gradual opening of the days  and to increase manually each night as the 24/25 year begins to arrive... cheers H

Thank you Helen, that could work but it's such an important element of hospitality - I am really surprised it is not an easy function to open to hosts. Appreciate your response !
