Hi everyone, I’m new to Airbnb. I recently opened my account and listed my property a couple of days ago, but so far, I’ve only had one booking.
I was wondering if anyone could share some tips or strategies to help me improve my booking rate.
If your schedule allows, and also in Dublin, I’d love to treat you to a coffee and learn from your insights. Please let me know if that’s something you’d be open to. I’d really appreciate the chance to connect and learn from an experienced host like you.
Looking forward to hearing from you.

Jim Kelly is my name I am located in Stockholm Sweden. I would be delighted to help you - .1 current market- people are saving now for Christmas both time and holidays. the one upside of your location, ate 1 A) events and B)concerts and perhaps C) City shopping trips from outside the county - so perhaps have a minimum of one night - I see you currently have two night minimum . 2. don’t be afraid to tweak your price - a lot of couples would pay your price for a hotel room with breakfast not too many four adults travelling at the moment so perhaps make the apartment attractive to couples and gear yourself towards this market and lower the price a little &/or gear yourself towards families have a children’s cot etc and some toys in your photographs.
With regards price the link below may help:

One great upside of your 1) location, Across from the Liffey is the city event centre & Business district with multiple International headquarters located close by & a walk into the city centre and the DART also a walk away - So to focus - A) events ( Christmas party’s and Shows & ”visit Santa” families from outside Dublin ) and B) concerts and C) City shopping trips from outside the county - have a minimum of one night - I see you currently have two night minimum . 2. don’t be afraid to tweak your price - a lot of couples would pay your price for a hotel room with breakfast not too many four adults travelling at the moment so perhaps make the apartment attractive to couples and gear yourself towards this market and lower the price a little &/or gear yourself towards families have a children’s cot etc and some toys in your photographs.

@Annie1944 Since you just published a couple of days ago, it may be premature to be concerned with your booking rate. If you did your market research, then you should have a realistic idea about how many bookings to expect, and even that isn't reliable, as travel trends change worldwide, as well as with the calendar.
Keep in mind that many areas have become oversaturated with short-term rentals, and bookings are all about supply and demand. More supply than demand? Bookings fall off. I can't speak to Dublin, but that's true in general.
As to the listing, use the About This Space to describe your property and what it contains, and how it's laid out. Using the Captions feature with your photos is essential. It allows you to describe by room or area the extra details that you wouldn't put in the overall description. Example:
Master bedroom with king bed, cotton linens, and en suite bathroom
This really helps guests understand your property and what to expect during a stay.
Other than that, your pictures are really good. However, I do suggest some area rugs and art for the walls. Right now it looks a bit sterile.
You've also said "house" in the description, but I'm getting the impression it's more of an apartment? Correct me if I'm wrong.
Anyway, good luck with it all. Kia
