Struggling to Get Guests Despite a Good Airbnb Setup

Why am I not getting bookings even though my Airbnb listing is well-rated, well-located, and competitively priced?

@Higiro0  Your place looks very lovely and is well decorated, but I would recommend professional pictures. The photos you have now are dark. I noticed that the curtains are covering the windows and doors. If you have breathtaking views of your well-located area whether it be a nice city view, a peak of the water, mountain, etc. definitely include that in your pictures. You want to give your guests the BEST visuals of your place as possible. Also, if you can add any pops of color with paint, pillows, books and magazines, throws on the couch this would give it a more unique vibe. The best thing to do is look at as many listings that are comparable to yours and add touches that are missing from other listings

Make sure that your listing matches the description. You mentioned you had 3 bedrooms, but in your description it only mentions 2 bedrooms. (see photo below) Also, the description is void of all the pertinent information that a traveler would like to know in advance. Does your place provide a fully stocked kitchen, a starter kit with toiletries, living room with TV and streaming, cleaning supplies, extra sheets? People that travel a long way to your place need to know how to plan according so you need to make it easy for them by providing just short and easy-to-read bullet points. If your listing is near restaurants, coffee shops, bakeries, attractions, entertainment, activities then list it. Adding some photos of the different things to do around your place are helpful too.

You can add captions to your photos which help guests understand what they're looking at or provides them information beyond what they can actually see. For instance, if you are showing a photo of the bedroom you can include in the caption that there are linens or sheets located in the closet, closet/wardrobe includes hangers, an iron and ironing board and extra pillow.

Hola.

Habéis intentado llamar a Airbnb? Ellos pueden confirmar si la zona está teniendo visitas o no. Eso pudiera daros una idea del mercado turístico de la zona.

Tenéis un sitio precioso, espero tengáis más éxito.

Hello,
One thing I’ve noticed, which may not be directly relevant to your question, is that you have three beautiful bedrooms, yet you only allow bookings for three guests, even though up to six people could stay comfortably.
On another note, please correct the check-out time, as it says 10am in one place and 12 noon in another.
Have you tried contacting Airbnb? They can confirm whether the area is receiving visitors or not. This could give you an idea of the local tourism market.
You have a lovely place, and I hope you enjoy greater success.

Thanks @Elizabeth429  for time used to provide your feedback. Each room has only a bed, and we made the booking for one person, because it is set for family. However, anyone can book it and bring with him others.

@Higiro0

I suggest maybe review your listing.  Very confusing for me.  Guest limit 3 3 bedrooms 4 beds.  Than right below you say a great 2 bedroom apartment.  I was lost on the first page.  I didn't go further because I don't know what you are renting.

I agree. I will correct it. Thank you so much for your time.

Hi,

I see some things you can improve:

1. Titel - for example amenties you can not see

2. It still says two bedrooms in the text

3. On the first two bedrooms it says double bed in the photos = for 2 people = 6 guests in total, not 4.
4. Remove duplicate photos

You have a very beautiful apartment! Good luck!

You’ve shared so many fantastic tips @Shani231 ! Since you’ve placed special emphasis on listing’s interior and overall vibe, I’m curious , did you design or decorate the interior of your listing yourself?

Thank you so much for helping @Higiro0 🌻

Thanks @Bhumika! Yes, I decorated the home 100% myself! My go-to place to shop was Facebook Marketplace and then I just bought things here and there to complete the look. I find that my space is unique and doesn't look like all the other homes, which is what I was looking for - a timeless and eclectic feel.
