Good job! I would add a section on the listing description that you are family friendly and then list all the amenities you have for children in a bulleted list. The idea is to appeal to as many different types of guests as possible:
Travel Crib (upon request)
High Chair (upon request)
Kids books/toys (just put in a large basket - add a photo)
Kids dinnerware (add a photo to listing)
(anything else you can think of)
Cover Photo
Exterior twilight photos work very well on Airbnb. You need to get guests to stop scrolling and click your listing. Getting professional photos by an Airbnb photographer will help. Suggest you add an exterior porch light by the front entrance, then add some string lights along the fence. Turn on all lights inside/outside (curtains open) and wait until twilight. You don't want it too dark, but are waiting for a soft, orange glow from the lights. Take some photos at different angles. Choose the best one and make that your cover photo. Make your current cover photo the number two photo.
Min Stay/Weekends
I see your weekends are a two-night minimum. You might want to change that to 1night until you get a few bookings. You can always change it back after that. The algorithm looks for recency of bookings as a key data point for search results rank. I would also add at least a 10% discount for weekends using Custom Promotions just to get a few bookings. You can always remove that as you like.
Add Accessibility Features
The algorithm also gives "points" if you add accessibility features to the listing. Once you add the outdoor lights (maybe consider some solar pathway lights too), you should be able to get that feature approved easily. You'll see where you can add photos/features on the left side of the Listing Editor. Be aware there have been some recent changes regarding guidelines for features, so read how to take the photos carefully. It usually takes 10-14days after submission of photos for them to be approved or rejected. This is one more thing to add to your listing that other listings might not have. Guests can also search for certain accessibility features:
I'm hoping you'll see an uptick in bookings in the next few weeks. You can even mention *discounts* in your description. You can also say "perfect for business travelers, snowbirds. Family friendly." If you had faster Wifi speeds that would be more attractive to a business traveler. Not sure what your internet setup is.
