I’m a super host since 8 years ago,lost it for 3 months due to Airbnb’s algorithm, that lowered our precedence on their website, have no idea why ?? average occupancy is 75-80% , we have to mid to high end villas in the canaries , we find, the following gets the guests reserving, first- Excellent quality photos , no clutter, uptodate furniture, cleanliness, “value for money “ that’s a very personal guest’s thoughts , depending on many factors like, if they host! If their not used to paying a premium for premium accommodation, depends on income levels, every guest has differing expectations.
a fully automatic coffee machine semi professional, with beans, and auto frothy milk. Mattresses hotel grade not to soft or too hard.
Villa cleaning and bed towel change every 7 days, if staying for longer periods.
Clean an serviced pool, welcome basket for main items, for first stay (quality) we spend around 50 per stay, welcome guests meeting upon arrival to run through the ins and outs of the villa, Pool, bbq, restaurant recommendations, show a map of your area to show the highlights.
Be always polite offer 9-9pm what’s app communication, for any requests or issues, quickly solve any problems they may have with the villa, late checkout when possible, early check in don’t offer as villas need time to clean after last guests.
also bedding and towels are of quality cotton white, and smell fresh. Gardens pruned clear of leaves +++
So we have refined this over the last 8 years, and it works well for us, and helps us to keep high customer satisfaction and reviews, mediocre reviews just don’t get the reservations.
we charge an average high and low season 300€ per night after discounting the booking fees, so annually bring a gross income of 170000€ per annum.
Net 60-65€ per annum, but as we have our house in the same area as the villas all costs of water, council rates, electricity are in one bill for the 3 properties.
We use host hub to control our reservations and guaranteeing never double bookings, and PriceLabs, to work out by algorithms , market price for you accommodation on a daily basis, so you get an optimal price, this is very important, otherwise you could be charging too much or too little as it’s market based, we also accept a min of 4 nights per reservation , up to 3 months.
Were Woking on our website, to get more direct reservations, so as to save on commissions to the bookings, Airbnb’s of this industry, 15% saving . But we only expect to get 15-20% responses in the 1st year or 2, until the website is more visible over time in social media, it’s not difficult to follow my recommendations, but it “will” boost your reservation over time.

I think part of your success is captured market, lack of new competitor entry. You also must have very good reliable cleaners. And whilst I haven't looked at your property, it must be easy to clean to turnaround same day, or a small property or reasonably metro environment. The fundamentals of cleanliness/hygiene can make or break a property. I get rated down when guests see a spider web - the curse of a rural country property.
And I assume you are updating furniture and furnishings regularly as such high occupancy rate means higher wear and tear.
I think after 10 years hosting myself, there is no real proven formula. Many things can impact you that you have no control over as well.
I'm slighly cynical of professional management companies rather than the owner but I get that its not always possible. The more quirky interesting airbnbs are run by the owner hosts, not management companies and they are invariably more well stocked because many of us don't do it for the profit margin alone, we do it for tax deductions, for loving hosting, for a little side income etc.
