Hi ! Noticed that some of you may struggle with writing messages to guests who want to check in early.
 
I wanted to share my template with you:
 
Hi there,
Thank you for choosing our place for your stay. We're excited to welcome you to our home! Unfortunately, we won't be able to accommodate an early check-in as our cleaning service operates until check-in time and we want to make sure that everything is in perfect condition for your arrival.
 
However, if you arrive early and need to drop off your luggage, there is a nearby cafe called xxx where you can hang out while waiting for your check-in time.
We apologize for any inconvenience this may cause and appreciate your understanding.
Thank you and have a safe trip!

Love it! The app says it's not available. Just curious if your message means the guest can drop off bags and wait at cafe? Or take bags to cafe? I'm not clear on that, thanks!

@Stefanny12 why reject out of hand? if there is no cost to you (ie a day was unbooked prior to the stay so cleaning finished the day before) why not engender good will and give an early check in if asked.

One should be careful with accepting early check-ins and late check-outs @Mike-And-Jane0 . The reason being that host and guest is only protected by AirCover and Airbnbs guarrantee between the advertised check-in and check-out hours.

 

The other reason is that providing it sets guests' expectations that EVERY host should be able to provide it. Which we know is not the case.

 

I've had guests expecting to arrive at 8 am due to the train arriving at 7 am. They had a hard time understanding that I had guests sleeping in their beds at that time. They promised to be quiet....

@Mariann4 If we relied on Aircover to host then we would not be hosting. I often actually prefer a guest to arrive 2 hrs early (if we have finished cleaning) than late into the evening as it means we don't have to worry about being in to greet them once they are in. Its not always convenient but that is when a firm no is needed.

I understand your thinking about early check-in @Mike-And-Jane0 . It's nice to get them settled 😊

 

For me Aircover is my only safety. Hosting a room doesn't give insurance here. The insurance companies are adament that Airbnb are to take the hit if guests damage something or anything goes wrong. With our consumer laws this is also the case, Airbnb advertise their guarrantee so heavily that they are obligated to help.

I also have a tenant in a separate unit. That unit is fully insured by my insurer. The tenants keep their own insurance for their belongings and furniture.

 

We all do what we feel is the best way for us to host. But it's worth being aware that the protection Airbnb provide is only valid during advertised hours.

Why would we want to use a template like that @Stefanny12 

 

1. Sometimes I can accommodate an earlier check in

 

2. I don't want to encourage guests who drop off their bags early while cleaning staff are there
