As we share our latest edition of Tip of the Week, Superhost @Anne-Marie79 shares her tips and gripes list. Anne mentions the importance of guest manuals and says "I leave a detailed Guest Manual in the property as well as emailing guests a copy in advance. We have a printed manual but I like the idea of emailing a digital copy before the guests arrive as some people do prefer that method.
I have a printed guest book at property. In my welcome message I send at booking it states there is a guest book at property and to please review.

Guests always review the guest book as they always follow the check out procedures requested.

I email a welcome with an attachment that includes a map specifying where to park and instructions with their unique PIN for their stay.

I have only had two rentals. LOL.
but I put this below together for both of them... to navigate to the back lot for parking. and providing a temporary pin number.
The second attachment I sent to my renter coming for the NFL draft. Gave them the option to pick up a bus to get to the venue versus driving a short distance and finding no where to park.
Net-Net: If I know what they are here for I send a special note to let them know other things to do and see around the reason they are here.

I have a printed manual in the home, it's the first thing you see when you walk in. I haven't had any issues with people not understanding it or wanting a digital copy.

Babbling Brook Apartment House Rules
· No parties or events allowed.
· No smoking inside the apartment. Please don’t leave cigarette butts outside.
· No pets are allowed unless they are service animals.
· No unregistered guests allowed.
· Respect the noise curfew. 10pm is the cities quiet time.
· Please respect the check-in and out times.
· Please take care of the furnishings. You must pay for damaged items.
· Please don’t re-arrange the furniture.
· No illegal substances allowed on the premises.
· Please put any dirty dishes inside the dishwasher before check out.
· Please take your trash out before check out. Trash at the bottom of the stairs. Lock # is.
· Please strip all used bedding off the beds and leave it in the rooms.
· Any stolen items will be charged for.

HOW THINGS WORK
HVAC CONTROLS: The heat and AC are a ductless mini split. The living room and the bedroom have separate controls. BOTH thermostats need to be set on either heat or cool depending on your choice of temperature, they cannot heat and cool at the same time in different rooms.
TVS: Both Tv’s are smart tv’s feel free to login to your favorite streaming service, there is also a button for watch free which is live tv and tubi is a free movie streaming service.
PULL OUT COUCH BED: Remove pillows and couch seat, move the coffee table over and pull up on the pull bar. Separate pillows and comforter will be in the bedroom dresser.
KITCHEN: feel free to use any utensils, seasoning, cooking pans, pots etc..
MOST IMPORTANT OF ALL: Have a great stay and feel free to reach out if you have any trouble with your stay. We hope to see you again!
