I have a listing in Phoenix. February is very high season due to spring training and golf. I’ve had it blocked all month bcs my husband I will be in it. I’m relatively new and this property is doing pretty well. I is solidly booked in March. Does anyone have knowledge or opinion whether blocking this peak month will hurt the listing rank? Snoozing it will make it unsearchable and slow season is coming - just wondering what people think considering the changed algorithms effect on rankings.
You don't need to snooze the listing you can just block out the dates you are staying @Maureen662

As @Helen3 mentions, blocking the dates you will be using it is best. Of course, for the month of February (dates you block) your listing will not show in a flexible Guest search (dates blocked). However, for the rest of the calendar you have open, guests will of course see your listing.
The search results algorithm does take into account your availability. To what extent, only Airbnb knows. The less availability you have, the lower your search rank result. However, blocking dates would always be better than "snoozing" a listing. Keep in mind your min stay setting will also affect your search rank results. You are showing as "Guest" under your profile here, so I wasn't able to look at your listing to see what you have set for min stay.
