My listing limit is 6 guests but the client booked the reservation for 3 guests only. However, he brought two additional persons bringing the total up to 5 guests.
Do I charge an additional fee for the two extra guests or do I leave it as is since my listing limit is 6 guests?
Additionally, I have a strict no smoking rule ok my listing but one of the extra guest was seen smoking an e-cig while entering the premises. How do I deal with this?

When someone books who is under occupying a listing I ask the guest to confirm that only the numbers booked will be staying and remind them that they need to amend the booking if they decide additional guests will be staying so that we can prepare the property for the right number of people.
Personally I would say to the guests something like ' it appears that you have more guests staying than have booked . In order for our insurance to be valid please go into the booking and amend the booking to reflect the correct numbers who are staying and so we can drop off extra towels etc for the additional guests.' .
Also a reminder this is a no smoking property which includes no vaping so can you make sure any guests vape outside '.

the alternative to do this is to wait until your guests review you. Leave an honest review noting the additional guests alongside how the property is left .
then you can submit a claim for the additional guests.

Hi, I'm confused as to why you would charge for an additional 2 guests when your rates include up to six people? I put in 2 people and compared the rate to 6 people, it's the same. Some hosts charge a fee past a certain number of guests, but you don't. The only issue here is that the extra 2 guests aren't listing on the reservation and need to be.
When I get an inquiry, I always double-check with the potential guests how many people will be coming. Many inquiring only list themselves as it's just an inquiry, and they think it doesn't matter at this stage. I might say-Just to confirm,it's the 3 of you traveling?
This gives them the opportunity to respond,many say yes, it's just the 3 of us, but my aunt & uncle may join us,or something like that. But I always ask. The key is to get as much information from them before booking. (Helen's advice👍) It avoids conflict. Putting it on yourself is key-I need to know so I can prepare the house, etc. So why would you think charging for 2 extra people would be necessary? It definitely will create a bad feeling for a guest. Saying nothing is not ok, the number of guest needs to be listed on the reservation so you are covered. You absolutely do not have to piss off a guest to get the accurate information. It's not that hard.

This is why I'm reaching out here for clarity without needing to be judged but I appreciate your response. I did ask how many people are going to be coming and he said only 3 of them. Do you think it would be bad to ask them to include the other two persons on the reservation to avoid conflict or anything in that nature?

Does your STR insurance require all guests to be on the booking? If so then yes. If not I wouldn't bother. @Shem62
