I just posted my new air Bnb. It’s been posted for about 5 days and I’ve asked friends to search in the area for my listing. When they search it does not come up until very far down on the list. I was wondering how I can make my listing come up easier to get more visibility and what affects that. Thank you!
Hi @Preston85
Have you activated the 20% discount for your first three guests?
This feature is a great way to attract early bookings on a new listing. Offering this limited-time discount not only increases your chances of getting reservations quickly, but it also helps you collect those all-important first reviews.
Positive feedback early on can significantly boost your visibility in search results and build guest trust right from the start.
Your listing is for Max 6 Guests especially when new because nothing to rank on the Airbnb Search Algorithm does give a New Listing Boost but the search has to match 6 Adult Guests. That is your set up no children and 6 adults. So even though two can fit in your place the computer will not show your new listing if your friend is searching 2 adults. Make sense?
On the other side I suggest revisiting how you picture that rental. 6 Adults and 1 shower off a bedroom is not a perfect setup. I don't know your area so not suggesting children if dangerous. Suggesting maybe 4 adults wouldn't result in feeling cramped.
Hi @Preston85
@Patricia2526 touched on the quickest way to go up in rank - lower the price. @Marie8425 's suggestion implies that you need to check your position (in private mode), for each number of guests. When we price per unit, we tend to rank best at the maximum number of guests. To rank better for smaller groups, we need to move to extra-guest pricing where appropriate (and check what the additional charge should be to get a good rank for every number of guests).
The extra issue that I'd like to add, is that your calendar seems quite blocked. You'll display better if you free up some unbooked dates. For flexible searches with no dates (which your friends may have been doing), you're likely to rank poorly if you don't have near availability.
To run all these rank tests, you don't really need your friends to help - you can check in private mode. If your friends actually click the listing, it will likely start showing in a strong position for them anyway - their search results are influenced by their own search history.
Hope it helps!
