We get some one day stays but we just opened and without those we would have only 2 2 day stays

Typical response from our travelers.  How do we get more two day stays .

 

We absolutely loved Bryck's place! The house is lovely and has a super fun story. We stayed there in the summer and, despite the heat, the house was cool and comfortable. It felt like home immediately. Bryck was super welcoming and met us at check in to tell us about the home, which was such a great touch. The home has plenty of space for a large family and doesn't feel cramped at all as there are multiple bedrooms and living spaces both inside and outside. The outdoor areas are so inviting. The fountain and pond are tranquil. The patio has a big table, grill, sink, and refrigerator, perfect for an outdoor meal. The location is central yet secluded. It was perfect and we will stay again when we travel to Tucson again.

@Bryck0 A few thoughts:

1) To clean a place that size for what I assume is a cleaning fee of $30 (I see £ sterling) can't be possible. As such I assume you are effectively charging some of the cleaning in the nightly rate. This then makes a longer stay more expensive and subsidises short stays. I would up the nightly rate significantly and then give a discount for stays of 3,4,7 etc days. You could lower the rates and up the cleaning fee so it incentivises longer stays.

2) You could set a min stay of 2 days. We always set ours at 3 and accepted that we lost some business but, as we cleaned ourselves, it was just too much work otherwise.

3) I am not at all sure what I would get if I booked your place. Is there outside space? Do people expect to sit out where you are? Take a look at similar listings near you and see how others 'sell' their rentals.

4) Have you gone through the amenity list since you started? Once published the list gets way longer for you to choose from so its worth revisiting it.
