Hi Aaron. I think the #1 key is competitive pricing. The #2 is good photography. I looked at your listings and the lighting is really poor in the photography - get better lighting and hire a professional photographer.
The one thing in your listings that is repeatedly missing, IMO, (and this also goes back to the poor lighting/dinginess of the photos) is that there is a definite lack of beside tables with bedside lamps. That is my one beef, personally, when staying somewhere- poor lighting and insufficient bedside reading lighting. Good luck!

For example, in your case — guests visiting Medicine Bow might be looking for outdoor adventure, local history, or quiet getaways. Try to:
• Feature a local highlight in your listing title or first photo something like “Cozy cabin near Medicine Bow National Forest trails.”
• Add a short “Local Experiences” section in your description mention your favorite nearby spot (a hiking trail, scenic view, small café, or local event).
• Use a personal touch guests love hosts who sound like locals, so include your own favorite attraction and why you recommend it. For example, “My favorite spot is the Medicine Bow Peak Trail perfect sunrise views!”
• Keep your photos bright and simple a few clear shots of your property and one or two of the nearby attractions can help guests picture their stay.
A few small tweaks like these can really help guests feel the story behind your place and that’s what usually turns interest into bookings. 😊

Any listing is only as good as the target audience. What I mean by that is, if your listing is surrounded by businesses, enterprises, IT parks, service organisations like hospitals, your target audience would be office-goers, WFH folks, medical tourism folks, and so on, preferring longer stays, invariably. Hence, you would need to plan the interiors, amenities, house rules, listing specifications, calendar settings accordingly.
If your listing is surrounded by religious establishments, like temples etc., your target audience would be religious tourists coming for short stays. Hence, their needs will be different from the former scenario.
If your listing is surrounded by beaches, tourist attractions etc., the target audience would have their set of unique needs.
Therefore, highlighting these aids/solutions to the audience-specific needs through well-shot photos would improve your bookings and occupancy rate.
Of course, if yours is a new listing, Airbnb’s promotional discounting feature helps secure the initial bookings required easily once the above-mentioned points are addressed.

I agree with what has already been said about your photos, they make the place look dark and uninviting. With the right lighting, photos can make a huge difference.
Also take time to prep the rooms with an eye for detail before shooting. For example, shower curtains are not an attraction so perhaps open the shower curtain and tie it back to make it less obvious.

These simple gestures create an immediate sense of comfort and care. Also, make sure to highlight what makes your space unique , whether it’s the design, the location, special amenities, or the atmosphere you’ve created.
And above all, remember that the number one thing guests look for is a clean, well-maintained place. A spotless space builds trust and instantly makes guests feel at ease. Finally, try to be both friendly and professional: stay flexible, do your best to meet guests’ requests, and be available whenever they need assistance. Guests love staying in places that feel personal, welcoming, and thoughtfully managed.
You also have to Create a strong first impression : make sure your photos are bright, high-quality, and show your space from different angles. Guests often choose a place based on the pictures alone.
You can choose to Offer competitive pricing : check similar listings in your area and adjust your price so it stays attractive, especially when you’re just starting out.
Try to Keep your calendar updated: make sure your availability is always accurate to avoid cancellations or missed bookings.

Hi @Aaron1458 , I guess competitive price & good pictures are a must. Try to describe or picture your surroundings, the area, why people should choose your place ... Many pictures also help potential guests to have an idea what they'll find near by. All the best.
