@Maira163 , congratulations on starting your journey as an Airbnb host! You're off to a great start with your 5 star reviews!
I would spend some time making sure your entire listing is complete. It takes time! Be sure to click through all the menus and options. I also think adding all the information you can to your personal profile (including your hobbies) is a part of having your listing complete. Airbnb says a complete personal profile influences the algorithm. Here is a helpful article about the factors that influence the search results: https://www.airbnb.com/help/article/39
Others mentioned captions - I want to point out that each room has an "amenities" option, so make sure you have complete amenity information for each room.
I am also noticing you don't have the "Where you'll sleep" part to your listing. This help article explains how to set that up: https://www.airbnb.com/help/article/1224
When you have it set up, you'll see something like this on your listing:
I think this is a great feature that helps future guests to want to stay at your place.
One of your reviews mentions lots of natural light. Your photos do not convey that. I also noticed that having a garage and free parking is a rare amenity that you offer. In your first 5 photos (the ones that show up first at the top of your listing on a desktop), you have 2 photos of the kitchen. I'd replace one of the kitchen photos with one of the garage to highlight that as an amenity.
When you're ready to take photos again, be sure to capture the lovely natural light! I'd also suggest to make the home look inviting by staging it. Add throw pillows and a comfy blanket to the couch (if they are available in the house), set the table with the available dishes and glasses as though guests are about to start eating, set a book on the bed and a glass of water on the side rail, some wine and wine glasses by that amazing fire, put a cutting board and knife out in the kitchen with some fresh fruit like someone is prepping food - set it up like a magazine photo shoot so the house looks homey and ready to welcome your guests and how they're likely to use your space. It's also a way to show off amenities for someone who would rather not read the details.
At first it's very difficult to know you are getting the pricing right. Use the Airbnb suggested prices as well as take a close look at your nearest Airbnb neighbors and choose good comparison properties and then select dates on their calendar so you can see what they are charging to spot check your dates/prices with theirs. While doing this, you can also get a good look at amenities they are offering that would be easy for you to add as well (or get inspired to add something they are not offering at all). You can level yourself up to what others are doing.
Here's one last help article from Airbnb on improving your listing: https://www.airbnb.com/resources/hosting-homes/a/how-to-improve-your-listing-as-you-go-43
I hope these ideas and resources help you to stay on course for superhost and beyond!
Hi Maria,
Nice property!
Try adding a few things that give it a personal touch such as flowers on the table, fruit on the counter, and candy on the night stands. Then take close up photos. I use the portrait option on my iPhone.
Also use Google earth and create a pic of exactly where your property is located .
Happy Hosting!
Hello,
We focus on cleanliness and competitive pricing.
I think the best way to encourage guests is to be accommodating. With that said, it really is difficult right now to attract guests. Things are challenging financially. I just lost a two night booking specifically due to financial stresses.
You have a beautiful space. I would pay for professional photography with better lighting. Pictures are everything! They tell a story.
Get professional pictures done. Adjust price lower during days of the week that are less busy. Make sure your remarks about your property sound friendly like you want people to have a great stay, not full of rules and lectures.
