As a relatively new host I am always learning. you try and think of everything but there are always guest questions that arise. My goal as a host is to provide a service but make it as hands off as possible. So the best advice I have is to constantly update your listing as you have more questions that you didnt originally think of. Most recent additions for me included ‘no steps anywhere in the property’ as I had this question 3 times.
also most recently I discovered I was losing money on propane for pool heating when the temperature dropped. This is a learning curve so we clearly state the normal rate but now also include the temperature we set it to and include a note saying ‘subject to change’

1. As for the price, reduce it for regular days and increase it on holidays and weekends, and make a discount for booking for a week and a bigger discount for booking for a month.
2.Pay great attention to the cleanliness of the apartment, especially the cleanliness of the beds. The apartment must smell fragrant.

As a relatively new host, I have found being truthful and not trying to make out your property is something it is not is the best advice I can give. The feedback I get from the guests that have stayed at the house, say that the house is exactly as described and the pictures reflect what the house looks like.
