What is the best policy to charge for full capacity?

We have a 3- bedroom, 2 full baths property that sleeps 6.  My question is if there are more than 2 quests, do you charge an additional fee per person after the first two.   Also, do the two guests have access to the full house. Not really sure if locking the unused bedrooms is a good way to proceed.  They might like the rooms and come back with family or friends.  We have so far charged one set fee, but have heard some charge more for full capacity.

@Sheryl194We do not charge for more than 2 guest. If you sleep 6 then you should allow 6 to stay there with no additional fees. If we have fewer guest than the house will sleep we let them have full access to the house. If you market the house as an entire house then the house should be fully accessible.

I charge for guests after 2, $50 per person per night extra, however I host in boats and I have less capacity. If you have 3 bedrooms that sleep 6 it may not be too competitive to start charging after 2 guests, maybe have 3-4 min for base rate if you can handle. I would say they can use the entire place and everything has to be available as is. Have a strict guests policy so they don't invite others. And charge for extra guests after at least 3.
