What is the cleaning fee for a two bedroom 656 square foot condo? The condo is located 10 minutes from Midway Airport just outside of Chicago.

The short answer is...it depends.

 

Cleaning fees charged vary widely by provider and location. An average would be $120-$150. You will have to get several quotes from private cleanng companies, or use Turno to get an estimate. Consider carefully your cleaning fee, as it is added to your nightly rate now (not a separate line item) and guests only see one nightly rate that includes all fees. If your cleaning fee is too high, you won't be able to compete with similar listings. 

 

Keep in mind that cleaning an Airbnb is very different than typical residential house cleaning. You need a cleaner familiar with what it takes to properly clean an Airbnb, as there are many more areas that need to be inspected and cleaned than for typical house cleanings. I suggest you have at least 2-3 reliable cleaners in case of sickness, vacations, etc. so you are not left stranded if your only cleaner is not available. I suggest rotating the jobs so that they all get an opportunity to earn income. Otherwise, if you only use one and the standby cleaners never get any work, they will move on and will not be available when you need them.

 

The number one reason for negative reviews is due to cleanliness issues. Negative reviews can tank a new listing very quickly. It's best to get this nailed down BEFORE your first guest. I always suggest my clients inspect the property themselves after the cleaners leave, or hire someone to do that. This ensures the property is properly cleaned and ready for the next guest and also keeps cleaners honest. I also suggest photos/video be taken to prove the condition of the property before the guest checks in.

Some hosts prefer a separate cleaning fee for transparency, while others roll it into the nightly rate to make the total cost look simpler and more appealing.
