Check-in and check-out times are essential for providing our guests with an outstanding experience. In fact, some travelers choose our accommodations specifically because the timing aligns with their needs.
What check-out time do you offer? Are you flexible with this schedule? Have you made any adjustments based on guest feedback?

Unless another group is arriving same day, I have an open checkout time. Never had an issue with checkout.... it is ARRIVING LATE that seems to be an issue as I meet all guests upon arrival. I need to look guests in the eye!!! It works for me!
I always set my check-out to 11am. If the guests requests a later check out then I check to see if I have the availability between guests to accept their request.
I would also recommend researching near by short term rental properties, to compare check-in/check-out times and set your criteria based off of your findings! 🙂

I use 11am as check out time, and guests can leave their bags and pick them up later, if needed.

A few guests use that option, maybe one every couple of months. Usually it's someone who has a late evening flight out. Sometimes guests drop off their luggage before check in time at 4pm. There is an option to access the garage of the home and leave luggage there, without having to enter the residence.
From the perspective of the guest, best check-in time is as early as possible. Best check-out time is as late as possible.
Anyways, I'm rolling with 6PM check-in and 1PM check-out at the moment. I get a lot of requests for early check-in, but that's normal. No matter how early your check-in is, you will still get such requests.
Advantage of 6PM check-in should be pretty obvious. If you get off work at 5PM, and can get home quickly, you can actually handle the cleaning yourself without issues. Ie. no need for a cleaning crew.
10 am. Enough time to get breakfast, clean and pack up. That is unless there are late sleepers. If people ask for a little more time I give it to them.
My rental is on Hilton Head Island. Check-out time is 10:00a. The reasoning is that cleaning companies require a 10:00a to 4:00p window to get all their units cleaned. Once cleaned, I receive an email from the cleaning company that the task is complete. If early in the day, I typically advise the incoming guests by email that they can check in earlier.

Regarding guests requesting to stay past 10:00a checkout, it is difficult for me to grant that as the cleaning company requests a 10-4 checkout window to complete multiple villa cleanings on the island. Often I have new guests arriving the same day. But having done this for over 20 years, late checkout has rarely been an issue. Most of my guests have long drives to get back home.
If it was an emergency, I would try to work with the cleaning company to change the cleaning to the following day. For example, I currently have two guests from central Florida who were to leave this Friday. I've canceled the cleaning for that day and have encouraged my guests to stay additional days until the aftermath of the hurricane is resolved. I'll reschedule cleaning for when I know the guests can leave.

It's little things like this that send warm feelings to both Hosts & Guests.

I had guests coming to stay here in Auckland, New Zealand a couple of years ago who kept messaging me during the night to see if we were safe during our State of Emergency incidents to and who wrote the most appreciate words and reviews.
We all need to be mindful of each others needs during these times.
My preferred check out has always been by 10am, which is the legally compliant standard check out time, however there's always someone who tries it on and will Instant Book without seeking consent and agreement to check in before 10am and free load an extra half days accommodation at my quality of life time and expense.
It's no big deal if they ask first, but one needs to draw a line in the sand to also look after oneself to.
I've also tried to accommodate people who need to pick up luggage later in the day where possible however ask them to pack up belongings etc so we can undertake necessary chores.

11 am .. in London it’s a very standard time but if my guests need some more time I normally allow them
