Wow.. what great place ... well done. Your reviews seem to agree.
I had a quick look at your competition on Airbnb in your community and have included a screen shot below. The $$ are NZ $ that's not important, what is important is how you compare % wise for similar offerings. You seem to sit mid-range.
I note that your closest villa currently has a discount in play. I would suggest that you regularly check what others around you are doing with their room rates... that may effect a potential guests decision.
I am not sure how your charges work and if your rate is priced, assuming all guests numbers are staying ie 10 guests. If you are, you may want to consider offering your place for a smaller number of guests, as a base rate, with additional guests being charged accordingly. This may open your villa to smaller groups, with a lesser rate... and you would get a better view/booking conversion.
For example, if I had a family of 6, your place may be too expensive for me to consider. But if your base rate was set lower for say 6 then it may look more attractive to me. This would work best if a couple of your bedrooms could be locked.
Your pics are great... several are near duplicates, I would reduce those.
The other couple of factors to consider are:
Who is your target guest? this is how you should position your place rather than your competition, using words.
Why your place? What do you offer that others don't (although you do mention a number of these things chef, pick-ups...) highlight the features, in particular how far you are from community attractions (what are they and how far?)
It seems that if you update your pics and words regularly (every 2 weeks?), the search algorithm sees your site as more active and search results come up as result. worth a try!

If all your bedrooms have private bathrooms with that many bedrooms that is za significant plus mot the usual rental. In your bedyoom ohotos show the access. Highlight in your ad haha.
General Interbet Searches when someone queries for lodging read yhe Airbnb Site. Write some Airbnb Guidebooks about reasons that an inyernational vacationing group that creates a keyword tie in to the site or event amd your great listing.
The other thung when an international trip for a group yhat large isn't common. Sone ideas for that is ig you lock ceryaun bedrooms as not available. you can have a 3 bedroom listing a 4 bedroom listing or your 5 bedroom listing even though same address but different remtal. layout. The orher thing ro tgunk aboyt when you price though all 10 Fuests might stay rge whole reservation but many times international traveltoy have 10 people thats 10 calemdars to alifn, then airfare car rental so sometime if you offer a fiscoynt for like a 10 dat reservation thay is good you hit thar market of maybe not totally alugned 10 calendars but if I rent 10 days then 10 one week nacation can vary a little 2 couples can come in 2 days later but stay 2 days longer than the rest of the group.
