Since the new release I have not been able to add or change rule sets for days on the calendar. Typically they are minimum days settings. I can click on custom settings and see the rule set but I cannot add or remove a rule set to a day anymore. What can I do?
Yes, the custom rule sets you can create for seasonal, weekends, weekdays, holidays, etc.
Ok @Joshua1337 I'm unsure why our calendars work so differently. If I think of anything that may help us understand the situation I'll let you know!
I just got off the phone with AirBnB and they are claiming since the update, this is how it was intended to work. They completely removed Rule Sets from the full calendar view, however you cannot select multiple days in the horrible horizontal view (it only selects ranges). She actually told me if I had a rule set that applied only to Thursdays, I would have to one by one select all 52 Thursdays in the year and set the rule set for each one. THIS IS INSANE!
I would build the Thursday rule into the rule that I apply for a whole range @Joshua1337
So, for example, if you do a 3-day minimum stay for summer and you don't want check-outs on Thursdays, do both in one rule and apply that to the whole range of dates once.
For weekends, "technically" have 3 night minimum as far as how much revenue I will accept for a weekend booking. However, I inflate the nightly rates for the weekend and have the min set at 2 nights. I then add percentage discounts for 3+ night stays For Thursday/Friday/Sat check ins that make the total revenue roughly what I would get if they booked 3 nights at the "normal" rate. That percentage varies whether they check in Thurs or Fri/Sat. So I have different rule sets for those days. I don't see how I could mass apply this in a single rule set?
I understand what you mean @Joshua1337 , and your pricing strategy makes a lot of sense. Ideas that could simplify it, depending on whether it still meets all your objectives:
(1) For the discount, you could skip the rules and manage the extra charge as part of the cleaning fee. This will get the effect you want, because Airbnb's short stay cleaning fee kicks in for up to 2 nights and the regular cleaning fee is for 3 or more. So you could set those to get the right balance between the 2 and 3 night stays that you explained. It would be quick and straightforward (as you can do it on the regular calendar), but it would of course affect all nights then (not just weekends).
(2) For the trip lengths, where they relate to a specific day of the week it's quicker to set them in the regular calendar under Minimum Stays, Customise by day. That would also be for the whole year then.
Unfortunately, neither of those accomplish what I am doing with pricing strategy. Again, this was extremely easy and straightforward when you could access rule sets from the full calendar. I cannot make any sense of why they would completely remove that option from that view. EVERYONE i know that uses AirBnB uses that calendar view. Has anyone seen an explanation from AirBnB on why they ruined calendar management and limited full view functionality?
