I am setting up a new listing for a holiday home which accommodates 6 people. My agent on the ground provided cleaning(€65) and bed linen fees(€15 per person). I can see where the cleaning fee goes in the pricing but can't find any place for linen per person( for example if 4 people want to stay then the price would be €60, if 2 people want to stay the price would be €30. How does the pricing system calculate this?
@Tony654 I would have thought the linen fee should be per bed or even a fee for equipping the whole place so the linen fee as provided for in the pricing section does this.
That said I feel you may stand out in a poor way against other hosts and you will find guests are put off by this fee.
The problem is that if I build in the linen fee into the total price I have to do it for six beds. However, if I do this and only two people want to stay, then they are paying for the price of four linens which are not required. Hence, the pricing would not be competitive.
@Tony654 How many bedrooms do you have? You might consider 3 listings - A 1 bed, a 2 bed and a 3 bed and then lock off the bedrooms not rented. Saves on cleaning and might take away the linen issue. We use our cleaning fee to pay for the linen laundry so that it incentivises longer stays.
