open to anyone to book airbnb but hesitant because i have a pool

hello. i am debating on opening my listing to anyone to book without me having to approve but im very nerves. some people have new accounts with no history? 

 

I did notice that the first couple of months airbnb pushed my listing to the front and we made good money and got a lot of traction. I feel airbnb wants me to open it up to everyone and then it will make my listing florish? thoughts?

Hi there! I totally understand your concerns I was also nervous about pool liability when I first started out. The key is to be clear and transparent in your listing. Make sure to include proper disclosures in multiple places like the description, “Things to note,” and your house rules. Mention that there’s no lifeguard on duty, and clearly state the depth of the pool, along with any other important safety info (like if there’s a shallow end or if diving is not allowed).


Post visible signage near the pool with rules (no diving, no running, children must be supervised, etc.).

 

And yes, turning on Instant Book definitely increased my bookings! Just make sure your rules are tight.

@Dan24992 we always used instant book and had no problems. We did ask Airbnb to cancel one reservation as the guest was non-responsive which they did with no penalties.
