I’ve been hosting on Airbnb for the past 2 years, but I’m still facing serious challenges with my listing. I’m not getting any reservations—not even inquiries—despite being located in a prime area, just 3 minutes walking distance from Vagator Beach (Goa).
I’ve tried multiple strategies:
– Applied discounts and promotional offers
– Optimized pricing
– Updated my photos and description
But unfortunately, nothing has worked for me so far.
Could anyone please take a look at my listing and let me know what might be going wrong? I would really appreciate your honest feedback and suggestions so I can improve and finally start getting bookings.

@Pritam4 @Tara0 highlighted some very valid points to look into. I would agree that the pool area could be spruced up a bit and better staged. I believe I read that pools aren't common so that is what I would leverage. Make it look resort/spa like with nice lounges and cushions with side tables and maybe a champagne bucket. You want the guest to envision themselves there.
You have free parking, AC and Wifi. Are these common amenities in your area? Any one that may not be common such as maybe AC I would add to your listing title. Your listing title is good but you don't need 1 br as the filter has been applied for that.
Some of the reviews I read about insects and about cleanliness. I would add to your listing descrptioin under things to be aware of that you are in a tropical location where bugs and critters are to be expected. Also, you should be responding to all reviews, good or bad. This shows potential guests that you are dialed in and care and will engage.
I don't think you have any room to go lower on your pricing unless you are doing it for free. Lowering your prices will likely get you some bookings however the type of guest you likely don't want.
Just follow AIRBNB tips.
And keep lowering the prices until you get satisfactory reservation rate

My personal first rule:
“Whatever is the question, check your best competition for the answer.”
Study the listings for your market. Determine which listings provide a place most similar to yours. Study their calendars to find out which ones are most booked. Take the top 5 of those listings and study them like there’s a test next week. Then, do what they do while also expressing in your listing that which makes your place uniquely attractive for potential guests. Then remember this: It’s hard sometimes to understand how to get people who have never stayed with you to select your place. There could be a variety of things that your target patron want to see. However, it’s uncomplicated (but not easy) to get them to come back. Give them everything they came for and give it to them in a memorable way. Our experience has been that 35-40% of this summer’s vacationing guests will book next year’s summer getaway within 4-6 weeks of checking out.
Don’t reinvent any wheels. Find good ones in use already in your market and copy them.

I matched their pricing, tried lowering and increasing my rates, and even added the same amenities they offer. But sadly, nothing has worked in my favor so far. I’m still not getting bookings, and I’m not sure what else I might be missing. I’d really appreciate any further guidance you can share
Can you confirm that these other listings definitely get more bookings than yours? If so, make it your full time job to find the difference between your listing and the top performing listings in your area. Something must be different in order to get different results.
Maybe they have fewer rules, nicer furniture, higher quality photography, or corner lot locations. Whatever it is, you have to find it.
Maybe they have their own successful websites for bookings.
It could even be something as simple as a better parking arrangement.

is there any space in the livingroom beside the single bed? If so I would show that in your pics.
I would also replace the bed in the bedroom. Needs thicker mattress. Just a recommendation. You have a beautiful place.
Hi Pritam, your listing is nice, the colours outside and the bathroom is nice and bright, but if you don’t mind, the colour in the room is a bit downcast, probably you can spice it up by using bright colours.
Also generally, there are high and low season, hopefully things will start picking up very soon, happy hosting

Try to take new photos.
Wide-angle hero photos capturing the lounge, pool, and outside environment together.
Lifestyle shots (table settings at sunset, poolside cushions/umbrellas, local décor elements).
Guests expect extras: Wi‑Fi, air‑con, Netflix, self-check‑in, free parking, beach gear etc.
If you’re requiring long minimum stays or only accepting certain booking types, try relaxing those restrictions temporarily to boost interest.
Use bullet points, bold key perks, streamline description. Break longer text into bullet lists amenities, on-site services, nearby attractions.
