why no guest to my new listing

Answered!

why no guest to my new listing

Hello.  I'm getting almost no action from my new listing even though I'm offering a significantly lower price than similar listings.  Can anyone spot the problem?   Are my photos bad or something?

I would suggest totally changing your first description of the listing. The first thing potential guest read is that there is a huge bathtub that can fit as many people as the guest wants. It doesn't lend to any sense of boundaries or privacy. The guest would primarily want to know if the bathroom is private or shared.

(I'm sure that wasn't your intention but just from guest point of view it's not clear enough and you would want to focus more on the other features first that would attract guest.)

Off the top of my head but you can probably phrase it better.

"Enjoy the beautiful bay views (of whatever body of water) and large open space of the apartment that is on the coast and centrally located to popular attractions! Easy walking distance to local cafes, so experience the city like a local without any worries! The guest bedroom has a locking door and private bathroom, with guest privacy in mind, and are also welcome to use the fully stocked kitchen and living area. I'm happy to answer any questions and very familiar with the area, and also realize if guest just may just want to rest up in their private bedroom. :-)"

You could then highlight any other unique features. Also add something like "As a local for xxx years I'm happy to help suggest...

Looks like you got a great first review, so with more like that will help increase bookings.

In the captions you can also reiterate privacy such as the bedroom. "Private bedroom with locking door."

Improving phots is also a great suggestion. if you can borrow a camera of get a friend to take pictures with camera that has better light sensor or improve lighting.

Hope that helps and good luck!

Hola,

I am almost as new to this as you are, the only thing i noticed about the photos is that the first photos are kinda dark. I would either edit them or take new ones with more light. I would also move the picture no. 12 (with the arrow) to first, in order to emphasize the view. At least in my case it would catch the attention.

Ok, sorry to be blunt, but yes, the photos are bad. They are taken from weird angles, there is only one photo of the bedroom which is too dark. Since it's a room in a house, I actually would like to get a better understanding of the room, so I would appreciate a couple of different angles.

Also, caps for shared areas would help. Yes, the view is wonderful, but you do not really need photos of different events from the window.

I wouldn't put photos of the drawers, they don't actually look nice. Or at least clean out the utensil drawer and make it look nice before taking a photo. That photo would actually be a deterrent for me.

I agree with @John5097 . Definitely change description of the tub with a couple of friends. It's just weird. That said, that bathroom is gorgeous. A wide angle photo that shows the entire bathroom would be really enticing.
