Do removed reviews count towards Super Host status?

I've received 5-star reviews from all guests this summer except two who had their reviews removed by Airbnb (threats/going against Airbnb review rules).  

 

Do the reviews that were removed count towards Super Host status?  I don't understand why receiving all 5-star reviews shows an average of 4.1-stars.

Would you know the answer?  I'm in the similar situation (1 guest),  just hadn't thought that far ahead as to to Superhost impact.  Are there any articles of news you can share?

When a review is removed, its 'influence' on the hosts numbers do get eliminated, so in all probability the benefit/detraction toward SH is probably cancelled also.

@Cherie71 @M199 @Fred13   I believe they must count towards superhost status.  The last period I was 4.9 and it has just reduced this period to 4.8 and the only review I received since then that was not a 5 was a vindictive review from a young group that trashed my place so they knew I would not be kind in my review.  I was lucky that they actually made racist comments amongst the many untruths so it was removed - but they rated me a 3. Unfortunately I have one other 3 this year - left beautiful comments then 3's across the board.  Lazy I guess.  In the 5 years prior I only ever received one 3 rating.

So I am right on a knife edge - and not expecting to stay a superhost as now borders are open I always get one or two that just don't understand the rating system.  Usually not a problem because we can receive 2 4's out of 10 reviews if the rest are 5's and still be 4.8.  But these were 3's. It is all so hard.

@Wendy117My experience was different: 4.98 before review, 4.96 after it, back to 4.98 right after removal just 4 days later. Nothing else had time to influence it. At this point it doesn't matter to me which number it I ended up with, but I was pleasantly surprised that Airbnb was  very bright on how it revisited an illogical review.

@Wendy117 depending on how many 5 star reviews drop out of the 12 month period and how many come in your score could get lower without the bad review being involved.

@Mike-And-Jane0  yes thank you, I am aware of this.  As I have 3 properties I keep a review spreadsheet.   So far for the last 12 months , ignoring the removed review, I have 30 reviews - 28 were 5's, 1 was a 4, and one was a 3.  Total 147 points divided by 30 equals 4.9.  If I add in the deleted review which was a 3 then it is 150 points divided by 31 which is 4.84. I am glad that others are not having deleted reviews impact their rating, maybe in my case the person who deleted the review forgot to adjust the rating.

@Wendy117 I wonder if the super host stats, at the point of calculation then show 9 months of reviews so that, as more reviews come in, it fills up to the full (and relevant) 12 month period.

Hopefully this makes sense!

@Cherie71  Follow on from my comment.  Airbnb do remove the ratings of a deleted review - but there is currently an application glitch in calculating superhost where their calculations are less than what they should be.  See separate post on Glitch Superhost Ratings.  So that is why my rating is wrong - not because of the deleted review - and I have to wait until they fix the glitch.

I've had two reviews removed by Airbnb and the ratings were removed with them so they didn't impact on my Superhost status at the time. However, some CS reps will say that it's impossible to remove the ratings and that they can only remove the review (not true), so perhaps that is what happened to you. Maybe you need to contact them again to check...

Reading your original post, you may be thinking that only the last quarter counts towards Superhost status, and that it only applies to one property. I see you have several properties, and in case you aren’t aware:

 

1) All of your properties count towards your single Superhost status. The designation is applied to the host, for all of the host’s properties, not to each individual property.

2) The look-back for the calculation for Superhost is 1 full year, so all of the reviews and ratings you have gotten in the past year are counted.

 

I’m pretty sure if a review is removed, the rating is removed. At least that’s how it is supposed to work.

 

To truly understand how your rating is being calculated, add up all the ratings from all of your properties over the last year, and divide by the number of reviews. For illustration purposes, for 5 reviews, with 4 5’s and 1 4, it would be (5+5+5+5+4)/5, which comes to 4.8. Doing this has always turned out to be accurate when I’ve checked for my own properties.
