Guest cancelling early

I have a guest who had booked for 2 months while she was looking for a house.  She found one early and wants to check out 1 month early.  We came up with a deal that she would pay for half of the last month but check out tomorrow so that I could put it up for rent early.  I don't know how to do this.  If I do a change request, it refunds all of the money.  I could refund money, but it doesn't open up calendar for renting.  Please help!

@Deborah1182 perhaps if the guest puts in the change request it would allow you to alter the refund amount.

If make the change request (shorten the reservation), then you also have the option to amend the price in the changeform (click in the pricefield) to what you consider a fair deal. After the guest has accepted the change, the dates from new check-out date will be available again for new bookings.
