Host Insurance Providers UK

Hi guys! I'm looking to host a property in the future; I've learned enough about the AirBNB Host Guarantee to not rely on it entirely.

I wanted to ask, if any UK hosts here have recommendations for insurance providers that cover AirBNB?

@Jason683 We go through JL Morris insurance brokers. They get us a very good rate for our 3 apartments.

Obviously you can’t host in Manchester currently @Jason683  but when you do there’s about 15 UK providers  depending Bon the type of listing/how many days a year you intend to do Airbnb etc. 

 

I just did a Google search and used Aviva

@Jason683 did you find an insurer that you would recommend? I'm struggling to find the right provider and cover as I have no idea what level of occupancy we are likely to achieve once we go 'live' Also some providers seem to be geared towards properties that are deemed to be 'holiday homes' when ours is still our main residence when we're in the country.

I would suggest you contact an insurance broker - give them your criteria and ask them to provide you with a shortlist of com who fit your criteria.

@Jason683 @Jo685 @Helen3 As Helen suggests try a specialist broker. It will also depend whether you are letting a room, or the whole property.

 

I used a broker in Norwich called i4me who are part of Smith and Pinching financial services. I phoned 8 brokers last year and they had the most competitive quote for a Defaqto 5 star rated policy (Defaqto is a rating agency for insurance - not all insurance is the same - especially when you come to claim). 

 

The best quotes for the best cover for me were Prestige (which I have) and Aviva (which only offers holiday let policies thorugh a broker I believe, not direct). The quotes for a 5 bed house in Norfolk for full holiday let varied from £600+ to £2,000+ for buildings and contents. The first year was £420, but I had a claim that year. So shop around!

I've just gone through this for our 2 places, 1 of which is in the garden of our home, the other being an apartment in a former hotel, so very different needs.
I found it incredibly difficult to do online, as someone else mentioned, the main search results focus on holiday homes not holiday lets.

So long story short, I've found an excellent broker in Hodgson based in Cornwall. The quote for insuring our 4 bed property, 3 bay garage, and 1 bed holiday let, including £2M public liability insurance,was £495. That was less than any quote via the internet and usual providers to simply insure the main residence.

I am not affiliated with them, I'd never heard of them till this week but I really recommend them to anyone: they are really friendly, quick to respond, and very comprehensive!!
