Do I need to refund?

Hello,

I had a really great guest that rented for several weeks while relocating. He sent me a message, that he was checking out a few days early and thanked me for the accomodations. He left due to his own circumstances and did not ask for a refund. I feel like I should not refund as the property was tied up and I could not market it because the calendar states it is reserved.

Thoughts please. Thank you.

Offering a refund is completely up to you as the host for the reasons you stated. However, you can unblock your calendar by making a trip alteration which he can then accept. The guest can also initiate the alteration.

 

My personal policy is that if a guest cancels and the calendar is unblocked then we will refund the amount minus Airbnb fees if we re-rent the space. Some hosts offer no refunds at all regardless of re-renting.
