Airbnb Host Desperately Need Help

Hi. I am a super host with over 4000 reviews.

I am a professional host and I make a living by managing Airbnb rentals.

It has been a hard year for everyone, especially when you make a living from Airbnb.

The worst part is, Airbnb supposed to be your ally and assist you. But Airbnb reps only listen to the guest and never even gave me the opportunity for a fair trial. I have requested to speak to my supervisor many times, and never got replied.

I give you few examples:

1. A guest claimed that he got bit by bed bugs in my home. The guest submitted a doctor's note to Airbnb showing that the guest got bit by an insect. Without consulting me, the guest was awarded a full refund and my listing was deactivated. I had to call the pest control company to provide an inspection (at my cost) and show that my property is clear from bed bugs and insects. But regardless, the guest has been fully refunded. The guest could have gotten bit by anything. An insect bite can be fleas, ticks, mosquitos, and the guest can bit anywhere, in the park, on the grass, etc. It is unfair that the guest got a full refund by this allegation.

2. A guest book a room for his son. The son used drugs in our home and invite homeless people to the house. We got threatened by the homeless/criminal that he does not want to leave. We called the mother who is in another country. The mother apologized and admitted on the AIRBNB APP that the son has a substance abuse problem. We had to call the police and change all the locks in the house. We submit a resolution request for damages two days later which the mother refused to pay. We escalate the matter to Airbnb and Airbnb replied: because we accepted other guests in the house it was hard to determine who invited the homeless. For that reason, the reps say it is against Airbnb policy to claim the insurance. The rep then closed the case. Once your case is closed, you can not even communicate with the rep anymore. It is unfair and the denial excuse does not make any sense. The mother admitted all fault that was done by her son on the Airbnb app.

3. A trans woman booked to stay in our home. This person invited unauthorized guest, smokes marijuana inside the room and smell the whole house, get drunk, pee on the floor, and start being hostile, and much more. We called the police but the police will not remove the guest until the reservation got canceled. We called Airbnb and I was put on hold for over one hour and thirty minutes and the call got disconnected. We called Airbnb again, and the support ambassador could not help unless putting us on hold again until a case manager or someone from trust and safety team picks up the phone. The immediate action that the support ambassador could do is to do cancellation by host. Because the situation with the guest escalated and the police could not act until the reservation got cancelled, we had no choice to agree. We prioritized our safety and the other guest's safety. The guest was refunded in full and our calendar was blocked. To put more salts to the wound, the Airbnb rep contacted us because we call the guest with the pronoun "he", we discriminated against a Trans Woman and my account is being noted for violation. This person has a male gender name, masculine look, and in the heat of argument we call her by "he".  I tried to explain to the rep that I am a gay man and we don't have any intention to discriminate. I ask the Airbnb rep to consider the whole situation and he replied essentially say it does not matter what the guest did nor how she behaved in the house, but the fact that we mistakenly call him by a he was enough for us to be penalized.

4. A guest claimed that our room has an odor. The guest contacted the Airbnb rep asking for a full refund after 5 night stays and the Rep immediately sent us an email saying that we are in violation for not providing a cleanroom. I told the rep why did the guest had to wait for 5 nights and then ask for a refund? We asked if we can go to the room to check the source of the odor and the guest refused. We have 5 stars average rating in cleanliness. The guest has 0 reviews. I asked the rep to be fair to us and to our reputation history. The rep replied cockily that we are in violation and that his decision was final. I told the rep if the room truly has an odor why are we not allowed to check the room? The rep then added a new allegation saying that we lied about our amenity and that we did not provide internet service. I said that is not true. I sent a screenshot of our internet speed. I also ask the rep to contact our other Airbnb guests in the same property to see if they can connect to our wifi. No one has an issue connecting to our wifi. We offered to help the guest connect to the wifi in which the guest refused. If the guest truly has a wifi issue, why are we not allowed to help? But regardless, Airbnb noted our account again for violation in cleanliness and no internet. I requested to speak to a supervisor, and until today, no replied.

I have much much more stories where we, the host, with over 4000 reviews and have hosted 6000 guests treated like garbage by Airbnb reps. Every week a new insult and humiliation by Airbnb reps. Airbnb rep continues to become our prosecutors and the judge. The host is not given a chance for a fair trial. Airbnb reps can simply close the case and your communication stop. I have advocated for Airbnb. We are a responsible host that follow the law, respect our neighbors, and only try to make a living. I don't understand why Airbnb treated us so poorly.

I am desperate. I have multiple jobs, and my primary income is doing Airbnb. But there is only so much more I can take from Airbnb reps. Thank you for reading my post. Please if you know anyone that can provide justice to me, please let me know. Thank you.

@Helen350  It's clear to you that you're a woman, but I don't know you, and you are literally just a bunch of pixels on my monitor. So what's more valid - your lived experience, or my perception?

I'm not arguing that Hadrian should be disciplined for not using the guest's preferred pronoun, but you're running that ball way past the goal.

@Helen350 @Anonymous

I think you have to look at people's intentions. For example, if a person is murdered (extreme example here), on trial, the judge will look at the motive before deciding on the punishment. Was it self-defense? or was it premeditated murder?

Helen uses a female photo, has a female gender name, I will naturally refer to her as "she". In my culture, you actually refer to older females or younger females differently. This is to show a sign of respect.

My guest was really a guy with a guy photo and a guy name, Devin. She clearly retaliates against us when we evicted her and Airbnb's rep ignorance to consider the whole situation nor my plea that I have no intentions to discriminate anyone is the most hurtful part.

I'm surprised you accepted this guest after seeing his previous review @Hadrian1

@Helen3

We didn't want to at first. She stayed with us once, and stained all of our sheets with make up, body fluid, etc. She apologized so we were understanding and trying to be kind. then she stayed elsewhere and she got another negative review. But when she tried to book with us the second time, we tried to say no. But she continuously apologizing, saying it was a misunderstanding with the other host. and she promised the same incidents will not happen again.  She was begging because she said she has nowhere else to stay.  So we felt bad and accepted her. So it is obviously our mistake as well. And I take the consequences for accepting her the second time. There is a saying "fool me once, shame on you. fool me twice, shame on me." So I take that full responsibility.

However, what really hurts was when Airbnb noted my account for discrimination for simply calling him a "he" by mistake. And the fact that the Airbnb rep refused to acknowledge the whole situation.

The guest got a full refund because the trust and safety team failed to pick up the phone after over 1 hour and 38 minutes before the call got disconnected. We had no choice to cancel the reservation so the cop can remove her from the property.

And to add insult to the wound, Airbnb reps threaten to close my account if I continue to discriminate and that my account will be noted for discrimination violation simply by calling her a "he" once.

Furthermore, I tried to file a resolution claim, but I can not click request money for damage. There seems to be an error. I contacted Airbnb and until now no one has get back to me to file the claim.

@Hadrian1 First love your places, Second- thank you for sharing all of your experience and warning others . Walk away from the AIRBNB  drama. Take care of your place- maybe raise your prices

Airbnb,  like twitter, like fb, is run by humans with opinions . No matter the political affiliation, or your leanings are,the danger of injustice is going to affect us all in this type of climate and your type of situation because people are flawed and are not always thinking with their brains, but more their emotions .  ❤️ Hugs and blessings and I am sorry to hear this story. This would be so awful for me to go through- having those in authority not hear me or validate me when I am reaching for help - But I have been through this same thing  in a different type of situation- not with airbnb - Those who have the power to bring Justice don't to save their own skin.  Walk away with your wisdom.  Just read of another instance where airbnb wasn't helpful when police actually had to be called in for a drug user bringing in homeless people to their space!

@Yasmine82

Thank you Yasmine for your hugs and blessings. I am sending you virtual hugs and blessings as well. I tried to walk away but with the volume of people that I received on a daily basis, I am bound to always contact Airbnb for support. I hope someone somewhere from Airbnb can and will read this post and hopefully can help me and other hosts around the world to make a meaningful change. Airbnb truly has grown so big that they forgot that we are human too.

Yasmine, thank you for the positive message and encouragement. I wish you the best.

@Yasmine82

Thanks for you beautiful and thoughtful way of supporting @Hadrian1  in this matter. I really appreciate your positive contribution. The matter of conflicting interests in this domain needs careful and sensitive handling. I am happy to accommodate all and everyone (unless warned off by poor Reviews or a lack of respect for House Rules being possibly indicated)  in my open accommodation, in whichever way the Guest may identify their gender to be and to address the Guest by the pronoun they prefer if advised of this.  However for 'personal is political' reasons I assert the need for Women-Only space at home. The importance of which is recognised in Society I appreciate.  The Law is  settled on this matter and happily there is no ambivalence  as the Women-Only element is currently  positively recognised by Airbnb  since my daughter and I live here. I think there is also a case to be made for 'Women-only' space in other Airbnb properties if Refuge is being offered and I put this forward for discussion in due course in anticipation of support from other Hosts who recognise the importance of this provision.

@Hadrian1  In no way am I criticizing you here for enforcing your House Rules when a guest didn't respect them. No matter what someone's gender identity is, they shouldn't smoke in a nonsmoking house or pee on somebody's floor. I don't know whether or not this guest was actually trans or just trolling, but either way it is not an excuse for bad behavior.

I'm cis-gendered myself, but the trans folks that I know are just trying to be their most authentic selves, not trying to make life more difficult for small-town Boomers like @Helen350  who refuse to accept them. The topic of whether someone is entitled to an identity that doesn't match what you think is in their underwear is totally extraneous to what you're really talking about here. But ok, Airbnb has a very high degree of PC brand sensitivity, and there are definitely people out there who know how to manipulate that for selfish purposes.

@Anonymous

Yes, I agree. Most people just try to be their authentic selves. We should respect that.

I respect everyone regardless if they share my point of view or not. I understand that everyone has different cultures, upbringing, and personal situations. I am a gay man but I still identify myself with "he". However, I have been bullied by being called "she" or "her".  I think you just have to look at someone's intention.

I respect @helen350 as a "she" and you as he. Both pronouns that each of you prefers.

The goal of me posting my story is to ask for Airbnb to hold their reps accountable. I hope someone from Airbnb reads this and decides to do something.

@Andrew4 It is not acceptable to me that you insult @Helen350.  How dare you. Nor are you as a male entitled to enter into the Feminist debate about access to Women-Only space, if that is what Helen wishes to create. I am working through this issue myself but will not be dictated to by males on the matter. We will determine appropriate policy I have every confidence of that and I anticipate that Airbnb will reflect the conclusions of those debates.

Please withdraw your reference to @Helen350 as a 'small-town Boomer' .

@Mary996  I did not and will not enter into a debate about who can be excluded from a Women-Only household. Helen's listings are not gender-restricted, and she has repeatedly said she does not identify as a feminist. If it was inaccurate that she is a resident of a small town who belongs to the Baby Boom generation, I will stand corrected.

Homes that are not advertised as single-gender are subject to the terms of the Nondiscrimination policy, including its language on gender identity. It's a hard topic to fight if someone claims to have been harassed in private, but I can only guess that @Hadrian1 's guest made a more detailed complaint than one single use of the pronoun - one which may have been full of lies, considering the reputation from prior reviews.

ALL are welcome chez moi @Anonymous !!! 🙂

- You are right, I would not consider myself a feminist, because for me, that has undertones of negative attitudes towards men. I believe in treating all people with respect (& dignity & kindness.) - Which of course does not necessarily mean agreeing with them!

What a shame you see a movement advocating for the social, economic and political equality of the sexes as something negative. @Helen350

Most women and men in todays's society wouldn't see anything wrong in woman having the vote, having equal pay for doing the same job as their male counterparts etc.

I'm proud to be a feminist. The only tones of negativity come from those who don't believe women should be treated equally.
