If that happens, then the guest need to cancel the reservation and file a claim for "extenuating circumstances" at Airbnb. Then Airbnb will decide about refund.

The guest should read this: https://www.airbnb.com/help/article/1320/

Hi @John-And-Shirley0 🙂

If you would like to offer that you can change your cancellation policy to flexible (you need to change it on your listing before they request and book). If they book under the flexible cancellation policy they will be able to cancel 24 hours before check-in and receive a full refund. They just need to press the cancellation button and they are automatically refunded.

@John-And-Shirley0 They want to book, hold your calendar hostage for 5 months, and then be able to cancel last minute with a full refund if their flights are cancelled? No way I would agree to that. Tell them that's what travel insurance is for (politely, of course).

@John-And-Shirley0 I tell folks that are worried about needing to cancel if something changes that I would prefer that they wait to book until they are sure of their plans.

@John-And-Shirley0 Whatever you decide to do you also need to make it clear that you have no control over Airbnb's service fees.

I would tell them to book closer to the date if possible. I find it hard to believe that international travel will be back that soon. Maybe in a years time, minimum.

What guests nowaday want ist to book way out, get the best places at the best prices and then, when things go wrong, have the host eat up all the losses. Not with me though.

We live in times of uncertainty, guests have to get used to that.
