I am a new member of this Group My main concern is about 1 the Air bnb cancellation policy whereby visitors have arrived for say a 5 day stay and after a day or so decide to leave

Surely if you have arrived and are happy with the venue & the service, but for some external reason decide to leave, there should not no refund of the amount charged  - as is the common practice in the industry???

In depending on a case by case.

We do make a refund for the nights of the guest which they did not stay, although our cancellation strictly terms.

 

We'll discuss with the guest, to find the best solution for both side 

-request the guest to make a cancellation immediately, at the same times send them money 

and get a new booking.

 

Some guest doesn't wish to make the cancellation.

-we've do contact Airbnb support team, request administration cancellation to alteration early checkout date.

In the case mentioned, the cancellation was on 27 Dec - very busy time. The guests stayed on until the following morning leaving 10 - 11 am. Thus it was  difficult to ge in to clean & refresh. As a result we had to cancel a new guest who wanted to come immediately same afternoon.
