@Rebecca We offer an historic house with a 13th century church at the bottom of the garden. It's open daily and most guests absolutely love the effigies of 16th century knights.

Hello everyone,

I love seeing how proud everyone is of their listings—it's really encouraging! I'd say that location is definitely key, and it's also important to nurture guests as if they were the one and only. Cleanliness goes without saying, but what truly makes a difference is how we make guests feel in the space and the relationships we build before their arrival.

It doesn't take much. I have a microwave that is regular kitchen size and a mini-fridge. 

There is a fan and an electrical heater in the closet. A nightlight is in the bedroom and one in the bathroom. The TV features Prime and Netflix. The closet has 20 nice purchased hangers and an extra blanket. The chest has extra sheets/pillowcases. All linens match. Oh, and there is a real reading light (like over one's head and shining down). A thick mattress topper is turned for each new guest.

A small wastebasket with plastic bags is in the room and a 20gal waste disposal can is in the closet. (Takeout food boxes take up a lot of room!) No little decorative pillows are there to spread germs and sleeze.  No trashy sayings or thrift store junk pretends to decorate the walls. This is horse country Virginia, so several actual pieces of tasteful art hang on the walls. 

A lot of effort? No, hardly any. None of these things were new, or very few. My guests come because the got jobs in the DC area and need longterm housing. I don't fear damage or theft because people stay for months. Current one came in Feb. Reserved 'til August.

It sounds like you've got a fab setup there. A microwave and mini-fridge must be super handy for guests, especially those staying for a while. Love the matching linens and tasteful art adds a nice touch too. 👩‍🎨
 
And it’s good to hear you’re not fussing over decorative pillows; they can be more trouble than they’re worth (or so my husband would say!) How have your guests found the place so far?
