Are you using Instant Book? If so, that means guests will be able to book without you having an opportunity to read their reviews or communicate with them before their booking is confirmed. My advice is not to use IB until you understand how things work, how to vet guests, and get familiar with using the platform.
You should also set advance notice to 2 days, so you don't get last minute bookings, which can be problematic for several reasons.
If guests request to book instead of IBing, you have plenty of time to read their reviews first.
You just click on the guest's profile photo ( which you can't actually see until after a booking is confirmed- you will just see a circle with a leetter in it or a grey sillouette), and you will see their profile and reviews.
You need to work on your listing description. Your rules say no parties or events, but your listing description invites them. Remove the wording about the party barn, the girlfriends' weekends and gatherings.
And your house rules state 6 guests, but you have listed for 7.
You have also not actually described the layout of the house at all.
Your list of house rules is far too lengthy. Many of those things are information that should go in your house manual, rather than a rule list.
