Most devices - phones - laptops cannot download this fast as their network hardware is not capable.
In this case the WiFi test tool is measuring the maximum capability of your phone - not the total throughput speed of the WiFi provided by the Airbnb host.
It might require 3 or 4 or more devices all running the test to max out the WiFi network - but that would never be captured by the test tool.
Seems a bit problematic - and not fully thought through.
