Damage and Security Deposit recovery

A guest recently damaged a carpet, with big red stains. It was expensive and new carpet.

He treid to leave without bringing this to my attention.

He maintained that is would be easy to clean off - not the case.

A "Trust and Safety" specialist "reached out to me" and eventually refunded just over half of my claim  (£60)

What I do not understand is why they refunded the whole of the deposit to the guest (£100).

This is surely not going to encourage them to respect host property, if they can trash things and get away with it.

My "Trust and Safety" specialist is now refusing to answer my request for the rationale on this.

What else is the damage deposit for?????

Who should I escalate this to, or would I be wasting my time?

Mike

Your chances of getting further along the corridors of power, to seek an answer...would..I believe ..be somewhat slim.

The guests hopefully realise, that in future, they wont be so lucky....maybe you have made a reference to the damage in your review.

So, who is it that is censoring this board, and deleting some of my replies?

Hmm, I replied to you and now it has gone..

ABB software if famously gltchy, I do not think it is deliberate.

Anyway no security depoist is charged so nothing was returned..

And likewise my reply - the security deposit is set by the host, and kept by Airbnb for 7 days - it is only refunded if as the host I raise no objection

@Mike609 No security depost is taken by airbnb, airbnb will attempt to get the security deposit if damage occurs.

Strange the other posts disappeared.

@Mike609 are you here to wind us up.

That is a booking code for Trip Advisor

@Mike609

Short answer is no, do you also use another booking system, I believe others do operate like this.

In America they don’t even collect the damage deposit in advance !

Then you have to report the damage before the other guest checks in even if it’s same day or you can’t even get the money. Then if they do award you the damage deposit they can’t collect it because the guest has changed payment methods or disputed the charges. Airbnb can’t even collect the damage daposit? They should collect it in advance and give it back to the guest 24 hours after they leave just like hosts get paid 24 hours after the guest arrives!
