Hi - I rent 2 rooms on separate listings in my freehold house I own. I have never had Airbnb apply the 90 day cutoff for either of these two listings. I want to be sure about whether I still need a LA license in this case or not? I have asked other hosts I know and they agree that this rule applies only to "entire or whole apartment" listings and not to separate room rentals. Airbnb's own info pages don't mention room rentals.

I quote one section - and would like to know is this correct?
"The 90 day rule Airbnb London applies to ‘whole property’ listings in the Greater London area, however, it also applies if you are leasing out one room in a property. If you want to extend beyond ninety days for short-term lets, then you will need to apply for a change in the planning permission to include short-term or holiday lets."

@Helen3 Are you sure? The link says 'This includes Londoners letting or sharing their homes'. Surely sharing homes counts and does need permission for more than 90 days.
I am confused.......
100% sure @Mike-And-Jane0 the 90 day limit applies only to whole listings, where you need planning permission to rent a property beyond 90 days.
thank you @Helen3 - i read the link you sent and it did seem that it only applies to accomodation rented while you are absent and not while you are sharing and in the property when rented. This was my understanding - glad to have it clarified... just wish those rules were written in plain English.
