Adding an rv site next to an airbnb home

I am building a rental home in Southern Utah (between Bryce and Zion National Parks). I have installed rv hookups right next to the home. I'm wondering if it would be better to simply advertise that the property has an rv site for an additional charge (in addition to renting the home--this would be for maybe 2 families coming and one family has an rv)? Or, should I purcahse an rv and place next to the home and rent it out as an upsell for groups that need more room than my smaller house? Which of the two do you think would be in more demand?

I think the rv spot is less overhead, investment & risk.

Hi I have a similar situation here at my listing in Washington state … I have an rv spot with full hookups and wondered how to list it? I don’t think it would fly to have two different groups booking it so they should be on one listing. Anyone know about charging an additional fee for this type of thing? It would change my occupancy but I also want it to be clear that the occupancy is only adjusted if you rent the rv spot..?? Any ideas would be much appreciated!

We have a large parking area, and in the last 2 years we have had only one guest who wanted to park an RV. We offered an extension cord, and an extra charge of $35.00 for the extra people. It was 2 families, with 2 young boys, 6 people total. Some things were broken, all towels were used from everyone using the bathroom. Not sure it was worth it! It was one of our first bookings and I think they were taking advantage of us newbies.

@Ted307 thank you! The more research I do the closer i get to is it worth it?! I’m unsure about upping occupancy already but thought it might offer a way for us to host more people and keep our price point per night higher. The laundry can be a burden for sure when you double up on bodies.. perhaps if I charged $$150-200 extra I would be less salty about it 😆

I think I would charge what the local RV parks charge if I were asked again. The RV will just be a sleeping area, the house is what is being used. Our kitchen with a full-sized stove is where they cooked. They did spend time on the patio and used our BBQ and the RV's BBQ to have a nice get together.

We have since added a porch roof and flagstone for the front. We have plenty of room.RV parked.jpg
