AirBnB displaying incorrect prices for my Property in the search results. Haven't corrected in over 2 Months with repeated Follow-Ups.

I have a certain Base Rate but I have Customized Rates in the Calendar. I also have Weekly / Monthly Discounts. The Customized Rates & the Discounts reflect correctly if the stay is for less than 28 Days. However if I do a search for more than 28 Days, my Property shows the higher rate than what I have setup in the Calendar and plus the Weekly / Monthly Discounts don't even kick in.

 

It has been over 2 Months and I have made repeated follow-us with AirBnB. Every time a new Agent looks at the Case, they start giving me their dumb textbook responses until I prove to them with screenshots of the problem. Again if I have to deal with a new Agent, the same cycle repeats. I appear uncompetitive in the search results even though in reality my prices are lower than a lot of the Properties. 

 

Some of these Agents are so robotic, that they will keep repeating long garbage messages about how awesome we are and how important we are to the AirBnB Family blah blah blah. It is frustrating when there is zero indication that the Agent even understands what the problem is and frustrates us with their textbook garbage. 

 

Is this some something on purpose that AirBnB does to make some Properties less attractive? Hate this company to the core because of some other experiences but currently depend heavily on it until business picks up on other Portals where I was generating a bulk of my business before the Pandemic. It is another story how much you can rely on their Host Guarantee Program and how much they will stand by the Host when it actually matters.

 If you use the price calculator in the calender, does it also provide wrong calculations  ?

If so, then your listing is not setup in the right way, useally the main reason of wrong calculations.

There a lot of places prices/discounts can be set and some of them are overruling other settings.

Allways test the listing with the price calculator to see if calculations for the guests (and for the host) are what you expect them to be. It also recommended to use rulesets to customize prices, in favor of changing them directly into the calender.

@Emiel1  Where is this Price Calculator? I could not find it anywhere in the Calendar. So I called AirBnB. The Agent didn't know what that is and she then spoke to her Supervisor, who didn't know about it either. They pointed me to my price settings page and suggested I calculated the total price manually. 

 

I have very basic settings. I have smart pricing turned off. I have a base price and the customized rates in the Calendar. The I have the weekly discount and the monthly discount. When I do a search and find my Property, the calculation makes sense for stays less than 28 Days. But for more than 28 Days, the price is inflated and the discounts don't get applied. 

 

I have been told that they have escalated this matter to the Product Team. It's been over 2 Months and I have the same issue.  Every time I have called to follow-up on this, first the Agent starts with a denial. Then I send them screenshots to show what I am talking about. That is followed by textbook nonsense of how awesome we are and how glad they are that we are part of the AirBnB Family blah blah blah. Long response with no real value in terms of the issue on hand. This is more annoying than the dealing with the issue.

I have the opposite problem. I’ve removed all discounts and for stays  1-27 nights the price is £45 per night. As soon as you try 28 days the price drops to £23 per night. I removed the discounts and same thing happens.
