AirBnB investment in Dubai - possible to rent?

I’d like to get an apartment in Dubai as an investment. But to get a feeling for this, I would prefer to start with a rented property.
However, not surprisingly, most landlords aren’t too fond of short-term rentals. But I’ve heard that some people have been able to do it.

How would you find a landlord who’d allow AirBnB-ing?

How can you find properties with a good ROI?

How did you deal with the 1-2 cheques and the 10% deposit ? 
Is it that you make the commitment for 6-12mths but the landlord only charge you/month ?  

how is your business doing now ?

I’ve seen people have more luck with newer buildings or landlords who already know about holiday rentals. Some even manage to work out a longer lease but with a deal that allows short-term sublets. It really depends on who you’re renting from, though.
