AirBnb Fees

I've heard that Airbnb is not taking their fees directly from customers anymore.  Looking at my listings in QC they appear to take it but in ON they are not.

 

Does anyone know where I can find concrete answers about Airbnb fees and how they are collected?

Hi Chris, and welcome to the forum. 

 

You've "heard"? I'm not sure how it works in Canada, but I've been receiving messages from Airbnb talking about this for months. 

 

Yes, Airbnb is changing its commission structure to be like all other platforms.

 

Currently, they charge the host 3%, and charge the guest somewhere between 14.5% and 16.5% depending on the region. I don't know what it is in Canada, but it's 15% here in Spain. 

 

So, for example, in my case, Airbnb is collecting a total of 18% in commission on every booking (3% from host +15% from guest). 

 

Now they will be charging the host 15.5% and the guest nothing. This is the way all other platforms work (although most other platforms charge 16% or more). 

 

So, you will need to raise your prices 18% (or 3% +whatever percent they currently charge the guest in Canada). 

 

If you do that, the guest will see no difference in price, Airbnb gets a bit less commission, and you actually make a bit more. 

 

There's a lot of confusion about this, some say it's a rip off, but in reality, it's actually a good thing. Just do the maths. 

 

Oh, beware: apparently Airbnb is also charging 15.5% commission on cleaning fees too. I question this, but if you have cleaning fees, they'll deduct 15.5%.

Hello @Chris24990 

 

If you are with still with the split fee then it means that you are not using a channel manager and as yet, we have no information that I am aware, that even hosts still able eligible for the split fee format will have to transition to the host only fee in the near future.

Some think that inevitably Airbnb will only offer the single fee commission for all hosts, very much like Booking.com but for now, just enjoy the fact that some of us still get to choose 😉

No idea when or if, we will get any information on any change but always good to check back here, especially when Airbnb advertise their new release which tends to happen twice yearly.

Update - In Canada we have an option under "Payments".  You can choose either split fee or single fee (recommended).

 

It's not mandatory here yet. If in Europe it's standard it might be making it's way here and might be wise to switch before it comes into affect.
